Structure: RCC framed structure with 9" external walls and 4 ½" partition walls of Concrete Blocks / Bricks.
Flooring: 1' x 1' First Quality Ceramic Tiles of reputed brand for all rooms.
Painting: Walls will be cement plastered and painted with 2 coats of coloured cement paint on one coat of primer. Windows, doors and grills will be painted with two coats of enamel paint over one coat primer. Main door will be varnished on one side.
Kitchen: The cooking platform top shall be a maximum of 10 ft. length & will be of Polished Black Granite with Stainless Steel Sink and Ceramic Tiles upto 2 ft. above the same. The kitchen will not be provided with a door.
Loft: One each in Kitchen and Bedrooms. One Shelf will be provided only in the Kitchen.
Doors & Windows: Main Door will have a teak frame and all other doors will have frames of seasoned wood. Attractive Moulded Panel Main Door & all the other doors will be of good quality factory made flush shutters. The Main door will be provided with a lock (Godrej or Equivalent), Aldrop & Door Eye. Windows will be of seasoned wood frames and shutters. MS Grills of attractive design will be provided for all windows. Bathroom Doors will be plastic coated on one side.
Bathroom: The flooring in the bathrooms will be of Ceramic Tiles. The walls will also be provided with Ceramic Tiles upto 5 feet height. The colour choice will depend on bulk availability of the tiles.
Plumbing & Sanitary Fittings: Concealed plumbing lines with good quality PVC pipes & specials (GI pipes & specials for hot water connections). In a two bedroom flat, one Indian and one Western type closet will be provided. All bathrooms will have good quality Chromium Plated fittings, fixtures & provision for a Geyser connection. All sanitary fittings will be of a reputed brand and white in colour. Washing machine provision will be given in the utility area.
Electricals: Concealed three phase copper wiring with PVC conduits, MCB’s and adequate light & fan points with 5 Amps plug points will be provided as per the chart. Concealed conduit provision for Telephone and T.V. will be provided in the master bedroom & living room. The same provision for internet will also be provided in one bedroom. Exhaust fan provision will be provided in the kitchen. One 20 Amps Metal Clad Power Socket for A/C will be provided in the Master bedroom. Phase selector switches are not included.
Additional: Any features not included in this list but desired by a flat owner may be given at our discretion and at additional cost.
